There are 9 levels of parking within Eureka Tower with over 800 resident car spots. For security reasons it is very important that you register any vehicles that park in your allocated car space, this includes visiting guests. You must also ensure you park in your allocated parking space and not use another car space without the permission of the respective Owner/Lessor.

Entry/Exit Points

All vehicles enter the car park via Cook Street.  Access to the car park is via your proximity card.

There is a proximity card reader at the car park entrance and exit.

To access the car park from an apartment level:

  • press the “call” button in the lift lobby;
  • The lift will travel to that apartment level, the resident swipes the reader within the lift and the lift descends to the appropriate car park level.

Owners and/or residents must register vehicles with Concierge.  The car park entrance and exit are monitored by security camera to ensure only registered vehicles enter the car park.  Unauthorised use of car park will attract penalties.

The maximum allowable height of vehicles entering the car park is Basement 2.05m and Upper Car Park 2.05m. Vehicles over this height are prohibited from entering the car park as they may damage overhead duct and pipe work.  It is the responsibility of the vehicle owner to pay for any damage incurred.  If a visitor or contractor to a particular apartment causes damage, the liability will rest with the apartment owner or tenant. As there are pedestrians always walking around the car park, safety must be considered at all times.  Please be aware of the following:

  • The speed limit is 5 km/h;
  • Be aware of pedestrians around lift lobby areas and car park ramps;
  • Watch for pedestrians when entering or exiting the car park;
  • Observe directional traffic flow arrows;
  • Put on your headlights when in the car park so you are visible.

Always use your proximity card when entering or exiting the car park.  Only one vehicle is permitted to enter or exit per swipe of the proximity card.  If you fail to swipe, the garage door could close on your vehicle.  For security purposes, do not leave your proximity card in your vehicle.

It is not acceptable to place a vehicle or item in the path of the door sensor to prevent it from closing. This will result in the malfunctioning of the system.

Residents must refrain from tampering with the garage door control box. When problems occur, please advise the Concierge or the Building Manager of the fault immediately.

Remote control (i-Key Pendant)

For easier asccess to the entry and exit of the Eureka Tower car park.

Visitor Parking

There is no visitor parking on site.  There is one commercial car park in the immediate vicinity:

  • Wilson Parking Eureka Car Park, Southgate Avenue, Southbank: T 9224 0301

Car Washing Facilities

Unfortunately there are  no car washing facilities on site.

Car Space Bicycle Storage

In order to facilitate the storage of bicycles (over and above the communal storage areas), Building Management have approved Leda Security Products to install bicycle racks (from their extensive range of products) in your designated car space/s. Please note that in some cases you may not be able to install a bicycle rack.

When fixing a bike rack to the concrete slab on levels 2 to 9, it is VERY IMPORTANT to note:

  • There are post tensioning cables within the concrete slabs. If this post tensioning cable is struck by a fixing, it will present a safety danger and compromise the structural performance of the concrete slab.
  • Also note that there are electrical conduits within the slabs (provide power to the fluorescent lights) – these conduits generally sit within the lower half of the concrete slab depth.
  • We suggest that fixings only penetrate the slab a maximum of 35mm – should further fixing be required, we suggest that epoxy glue be used in conjunction with a 35mm fixing.
  • Where a bike rack is installed, the user must ensure that no object (bike, car, etc…) can extend beyond the line marked car space into common property.

When fixing bike racks to the wall (where possible) please ensure that appropriate fixings are used and all surrounding construction dangers considered.

Please note, tenants must contact their leasing agent to request the landlord approves the installation direct with Building Management.

All car space installations must gain approval in writing from  Building Management to ensure that the installation proposed does not interfere with any Common Property or neighbouring lots.

Please note that once installed, the racks can only be removed if authorisation is granted in writing by Building Management, and all damage caused to the concrete slab and/or wall is rectified.

We would like to remind Residents that bicycles are not permitted to be stored on balconies.

Car Space Bollards

Building Management is aware that some occupiers are experiencing difficulties with other cars parking on their private lot.

To help alleviate this issue and protect the security of your car space, Building Management has approved the following bollards from Leda Security Products:

This ‘Carpark Installation Guide’ has been developed by the designers of the building to provide residents with an understanding of which installations are allowable within their carpark space/s.

Car Park Storage Boxes, Basement Blockwork Stores & Metal Clad Enclosures:

The Body Corporate has approved the installation of car park storage boxes, basement block work stores and/or metal clad enclosures (dependent on car park location) to enable Residents to make better use of their car spaces.

Please refer to ‘Appendix No. 1: ‘Car Park Storage Guide’ (Version 1) for information on the type and location of the storage permitted within your car park/s (upon application by the owner to  Building Management, the appropriate extract of this document will be provided).

You will note that there are seven different ‘Storage Types’ available, depending on car park configuration.Please note the following items (in conjunction with the ‘Car Park Storage Guide’ (Version 1):

Storage Box Units:

The storage boxes are only permitted to be of the ‘Spacemate Pty Ltd’ variety:

  • Finished in ‘Gull Grey’ Colourbond steel (with matching legs).
  • Storage Box legs are only to be fixed to the car park concrete slab with an epoxy glue – They are not to be fixed using any fixing (masonry anchors, etc…) that penetrates the concrete slab as there are electrical conduits and post tensioning cables within the slab. Residents will be held responsible (and liable) for any unauthorized penetrations or fixings into the slab.
  • Prior to an application for an installation the resident is to have a representative of Spacemate Pty Ltd complete a car park inspection / site measure.
  • Clearance of the car bonnet will depend on the vehicle type of the car park owner (car = 1m clearance / 4WD = 1.3m clearance).

An application is to be made to  Building Management  prior to installation of a storage box. Please note that not all carparks are able to accommodate storage units (Boxes & Metal Clad Enclosures), due to the requirement to comply with car park ventilation and or access to services (pipe work and ducts) in Common Property.
